Overview

The Mill is one of the most significant heritage properties in Bequia. Dating to the late seventeenth century, it has been meticulously restored and reimagined into an extraordinary private residence and one of the Caribbean’s rare examples of adaptive reuse architecture.

Its historic fabric, continuity of use and setting create an authenticity that cannot be newly built, replicated or relocated. At its core, The Mill is a private residence designed for living, entertaining and retreat.

The estate is anchored by a three bedroom villa thoughtfully designed across two levels. The layout allows the lower level to function either as part of the main residence or as a self contained guest suite, offering exceptional flexibility without compromising privacy.

While the property currently houses Grenadine Wild Sea Salt and Salt Café and Bar, these are independently operated enterprises and are not included in the asking price.

A purchaser may explore separate acquisition of those business interests by agreement if desired.

Historic Sugar Mill Residence

Originally part of Spring Plantation, where sugar, indigo, arrowroot, cassava and copra were produced, the Old Sugar Mill is believed to be the oldest surviving structure on Bequia. Its hand hewn stone walls, more than three centuries old, now frame a refined contemporary home that honors its architectural legacy.

Upper Level
The primary living space features dramatic volumes with soaring eighteen foot ceilings, polished concrete floors and handcrafted hardwood millwork.

A chef grade kitchen with premium appliances anchors the open plan living and dining areas, which flow seamlessly onto a screened veranda designed for dining and entertaining up to thirty guests.

The master suite opens to a private stone infinity plunge pool bordered by ancient limestone. A secluded double rain shower courtyard is surrounded by tropical gardens.

Above, a hardwood loft with its own half bath offers a quiet retreat ideal for reading, yoga or additional guest accommodation.

Flexible Lower Level Guest Suite

The lower level comprises two additional bedrooms with full kitchen, bath, laundry and a private courtyard.
Designed intentionally as part of the main residence, this level may also function independently as a fully self contained apartment with its own entrance. It provides privacy for extended family or guests while maintaining architectural cohesion with the upper residence.
Original stonework continues throughout, creating a living experience grounded in history yet refreshingly modern.

Stone Courtyard Venue

A beautifully designed stone courtyard creates an atmospheric setting for gatherings. Featuring a built-in bar, event lighting and guest bathrooms,  the space has hosted weddings, private dinners and curated events.

A Rare Architectural Achievement

The Mill represents an extraordinary integration of original stone architecture with refined contemporary living. Every room carries historic depth while offering modern comfort.
The result is a residence that feels timeless, substantial and deeply rooted in place.

A Singular Opportunity

The Mill is more than a property. It is a living piece of Bequia’s history restored with vision and precision.

It may be acquired purely as a private estate or combined with separately negotiated business interests, depending on a purchaser’s vision.

This is a legacy investment — an opportunity to steward a property of architectural significance and enduring character.

The Mill awaits its next custodian.

Buyer's Guide

Buyer's Guide

The entire process can be handled remotely so you do not need to be on island for the transaction simply appoint a local lawyer who will represent you.

Purchase Costs

Purchase costs are straightforward;
- 5% Stamp Duty
- approximately 6% ALHL
- legal fees
Legal fees are standard and the lawyer you instruct can provide a detailed breakdown of the costs.
We advise allowing 13% to cover the costs.

Purchase procedure:

1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.

2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.

3. Sign Agreement of Sale & deposit 10% of purchase price in ESCROW account with the lawyer.

The Agreement of Sale Contract is prepared by the lawyer for approval by both parties, before being finalised and signed by both parties. This is a binding agreement, the only circumstances where you would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).

4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).

Provide the following details to your local lawyer :
- Date and place of birth
- Copy of passport
- Nationality
- Bank reference (not finances just a letter of reliability)
- Police certificate of clear record (applied for from your local police station or online, in your home country

UK: http://www.acro.police.uk/police_certificates.aspx

The police certificate is usually fairly swift and at least straightforward

The lawyer makes the ALHL application and searches to check clear title on the property

5. ALHL is issued (this usually takes 2 to 3 months).

6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.

Ownership

The lawyer can advise on personal or company ownership;
Company ownership provides automatic exemption from work permit. Residency is a simple formality with property ownership.

Many buyers choose to own their property through a company which can be set up easily, the lawyer can advise on the costs and fees for this.

There is no capital gains tax, no inheritance tax and annual property taxes are negligible. Funds can be repatriated freely.
