Uniquely Private Retreat
Located on the east side of the island, the property is part of the historic Park Estate. Just inside the shaded entry gate lie the ruins of a sugar mill, whose impressive remains testify to the area's long history. The many fragments of pre-Columbian pottery found along the beach speak of an even older past, as do the ancient trails that wind through the surrounding woodlands.
Embracing Nature
Park Bay House makes the most of its enchanting environment. The spacious rear courtyard, built from native stone, has a raised dining and barbecue area shaded by a beautiful hardwood arbor. The surrounding garden area is relaxing and sheltered, with a hammock strung under mature trees and the hushed sounds of the ocean waves.
Water Storage
The main cistern under the house has a capacity of 16,000 gallons. An above-ground tank in the back of the property holds about 500 gallons, and can be used to store non-potable water. The plumbing can switch to use either source to flush the toilets, and this can really save on fresh water usage.
Electrical system

Septic Tank
The septic tank is located to the southeast of the house, as it slopes to the sea and the drainage gully. The septic system performs very well.
Stunning Views
Both upper and lower floors have oceanfront verandas that provide stunning views of Park Bay and the neighboring islands of Mustique, Baliceaux and Battowia. The upstairs veranda wraps around the side of the house, offering both sun and shade during the day and fantastic stargazing at night under delightfully dark skies.
Large, Comfortable Living Space
Inside the house the views continue, with every window opening onto a unique and private vista. In the upstairs living room louvered wooden doors open onto the expansive verandah facing the sea, giving the main living space an open, airy feel. The tropical hardwood floors, vaulted ceilings and an open kitchen area with breakfast bar keep the space lively and comfortable.The large master bedroom is light and airy with gorgeous sea views. There is an antique hand-carved mahogany king bed, en suite bath and a side door that opens onto the front porch.The upstairs second bedroom faces the rear patio, with two antique wooden twin beds and access to the second bathroom.
Sleeping Alcove Facing the Sea
The downstairs has a large living room with tiled floors. Wooden doors along the entire front wall open onto a comfortable shaded porch facing the sea. There are two bedrooms downstairs: one with two lounging areas and a sleeping alcove with a queen bed that faces the sea, and another bedroom facing the patio with two twin beds. A bathroom off the hallway completes the private and comfortable downstairs accommodations.
Protected Beach and Great Snorkeling
Family-friendly Park Beach is located just outside the front gate of the house, with sandy tide pools and calm waters perfect for children. Steps from the front door is the expanse of Park Bay, with calm water deep enough to swim but shallow enough to wade around the large sandy areas, and great snorkeling right off the shore. A few minutes' walk away is picturesque Industry Bay, with its stunning crescent beach, wooded headlands and fine dining.
Fully furnished
All appliances and all major furnishings are included in the sale. There are several smaller items that the owner wishes to retain but they wouldn't significantly affect the value or function of the house.

Fresh and Breezy this is a refreshing natural beach set in a palm and fruit trees...Lime & Coconuts.... Mountain footpaths lead over the headlands to Bequia's wild and natural uninhabited northern hills. There is a very special villa here tucked into the headland with a glorious sense of away from it all but still with easy access to Crescent, Spring and the Harbour just around the point and over the ridge. Park Bay is home to the turtle sanctuary - always worth a visit.
Buyer's Guide
The purchase process can be handled remotely from your country of residence.
1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.
2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.
3. Sign Agreement of Sale & deposit 10% of purchase price in ESCROW account with the lawyer.
The Agreement of Sale Contract is prepared by the lawyer for approval by both parties, before being finalized and signed by both parties. This is a binding agreement, the only circumstances where you would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).
4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).
Provide the following details to your local lawyer :
- Date and place of birth
- Copy of passport
- Nationality
- Bank reference (not finances just a letter of reliability)
- Police certificate of clear record (applied for from your local police station or online, in your home country

The police certificate is usually fairly swift and at least straightforward
The lawyer makes the ALHL application and searches to check clear title on the property
5. ALHL is issued (this usually takes 2 to 3 months).
6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.
Purchase Costs
Purchase costs are straightforward;

Legal fees are standard and the lawyer you instruct can provide a detailed breakdown of the costs.
We advise allowing 13% to cover the costs.
The lawyer can advise on personal or company ownership;
Company ownership provides automatic exemption from work permit. Residency is a simple formality with property ownership.
Many buyers choose to own their property through a company which can be set up easily, the lawyer can advise on the costs and fees for this.
There is no capital gains tax, no inheritance tax and annual property taxes are negligible. Funds can be repatriated freely.
