Moonrise Moonhole, Bequia Saint Vincent & the Grenadines Eco Villa in Established Nature Reserve
Moonrise is a beautiful eco friendly villa, just a short stroll away from its own private beach with magical views overlooking Moonhole Bay, the ocean and island of Saint Vincent beyond.
Moonhole is a unique nature reserve, the small collection of eco villas are situated within the rocks overlooking the bay itself.
Moonrise is about 160 feet above sea level, high enough to catch the trade winds, keeping the temperature pleasant and refreshing even during the summer months and minimizing the presence of insects.
2 Levels of Moonrise
Moonrise is based upon 2 levels with the upper level presenting a superb open decking area with wide ocean views east and west.
A bar/ counter is situated at the entrance, ideal for food preparation and entertaining. Inside is a spacious lounge and living room with a long inbuilt stone dining table and benches.
The kitchen area to the rear has stone and wooden cupboards and work surfaces. On this upper level is also one of the 3 bedrooms with its own bathroom and WC with a superb ocean view.
The lower level comprises the 2 other bedrooms and the second bathroom. There are fitted closets in the bedrooms. The windows and doorways are wide, arched and open to the cooling sea breezes.

Getting There
Visitors arrive at the Moonhole gates by taxi, and from there reach the house via a network of stone paths that connect the community. The paths are maintained by the Moonhole Homeowners Association.
Private Coral Beach
Only a 2 minute walk from the private coral sand beach (great for snorkeling), this is a genuine retreat, and it almost feels like you're on your own separate island!
Moonhole Community
Originally a handful of private houses built for friends of Tom and Gladdie Johnston, the founders and architects of Moonhole, it now comprises about fourteen homes, all members of the Moonhole Homeowners Association. The homes are unique and natural and embrace the windward breezes throughout.
Tropical Wildlife Reserve
There is an abundance of wildlife : Land and Sea Birds, Hawksbill and Green Turtles, Fruit Bats, Iguanas, Lizards, Manicou (a nocturnal marsupial),Tree Frogs, Mollusks, Crustaceans and birds such as Antillean Crested Hummingbirds, Bananaquit, Egret, Blue Heron, Ground Dove, Brown Booby, the Magnificent Frigate Bird, and many others including the ubiquitous Laughing Gull and Tropic Bird.
Water Storage
The main water storage tank, which is capacious, runs under the main front deck to the first downstairs bedroom. There is also a holding tank on top of the roof feeding the kitchen and bathrooms. The current owner has never experienced any water shortages and has not needed to buy in water.
Internet at Moonhole
Internet usage at Moonhole is easily obtained over the mobile data network with a Mobile data card from the local cell phone company.

Buyer's Guide
The entire purchase process can be handled remotely - ie while you are in the UK or US.
Purchase procedure:1. Make your offer for your chosen property through us. We present your offer, and work to bring the sale to an agreement with the owner.
2. Appoint a local Lawyer to handle your purchase (list of recommended lawyers can be provided upon request) exchange contact details and discuss the purchase arrangements, as you wish.
3. Sign Agreement of Sale & deposit 10% of purchase price in ESCROW account with the lawyer.
The Agreement of Sale Contract is prepared by the lawyer for
approval by both parties, before being finalised and signed by both
parties. This is a binding agreement, the only circumstances where you
would retrieve the deposit would be if:
- the seller fails to perform (for example if there was not clear title)
- or if your ALHL is not issued (this is extremely rare).
4. Alien Land Holders Licence (ALHL) Application (specific to the property & applied for at the time of agreement of purchase ).
Provide the following details to your local lawyer :
- Date and place of birth
- Copy of passport
- Nationality
- Bank reference (not finances just a letter of reliability)
- Police certificate of clear record (applied for from your local police station or online, in your home country

The police certificate is usually fairly swift and at least straightforward
The lawyer makes the ALHL application and searches to check clear title on the property
5. ALHL is issued (this usually takes 2 to 3 months).
6. Complete the purchase (you deposit the balance of purchase price and the signed deeds of conveyance are released). At this point the property is yours.
Purchase Costs
Purchase costs are straightforward;
- 5% Stamp Duty
- approximately 6% ALHL
- legal fees
Legal fees are standard and the lawyer you instruct can provide a detailed breakdown of the costs.
We advise allowing 13% to cover the costs.
The lawyer can advise on personal or company ownership;
Company ownership provides automatic exemption from work permit. Residency is a simple formality with property ownership.
Many buyers choose to own their property through a company which can be set up easily, the lawyer can advise on the costs and fees for this.
There is no capital gains tax, no inheritance tax and annual property taxes are negligible. Funds can be repatriated freely.
